Review the loan application and all received documents to ensure that the borrower's information is accurate and that the 1003 form is fully completed. Verify that the borrower meets the qualification criteria for the mortgage loan. If any part of the application is incomplete, we will reach out to the borrower directly to obtain the necessary information
Register the loan in the lender's portal according to the Loan Officer's updates. Tasks include reissuing the credit report, running the Automated Underwriting System (AUS), selecting the appropriate loan product, updating fees in the lender's system, generating and sending the Initial disclosures. Also will send the compliance disclosures from Software to borrowers as per the broker requirements
After sending the disclosures, email the borrower with instructions to sign them. Include an initial needs list if any additional items are required for submission. Follow up with borrowers 24 hours after sending disclosures to ensure timely signing.
Once the borrower signs the disclosures, request third-party items such as the appraisal, title, Verification of Employment (VOE), Homeowners Insurance (HOI), and condominium documents. Complete the submission in the lender portal, ensuring all information and the submission package are included.
If the Loan Officer requests a rate lock, we will lock the loan per their instructions once we receive the lock request email. This email should include a pricing snapshot with details such as the interest rate, lock period, compensation type, and amount.
Within 6 hours of receiving initial approval from the lender, send the borrower an initial approval needs list. Additionally, notify the borrower by phone to ensure they are aware of the requested documents.
Once 70% of the condition documents have been received, upload them to the lender portal. Request the initial Closing Disclosures once all CD-related documents, such as the appraisal, title, and Homeowners Insurance (HOI), have been received. Also we will make sure the borrower has signed the Closing Disclosure within 3 days before closing.
Ensure Clear to Close (CTC) is obtained at least 5 days before the scheduled closing date for all loans. If there is a delay in closing, notify the Loan Officer and other relevant parties at least 3 days prior to the closing date.
Upon receiving Clear to Close (CTC), email the title company with key loan information, including loan amount, closing date, interest rate, compensation amount, and broker compensation payment method. Assist in balancing the final Closing Disclosure (CD) with the title company and lender closer.
Once the Final Closing Disclosure (CD) is balanced, send it to the borrower along with necessary closing instructions, including contact details for the title company and other relevant information.
Confirm with the title company that the closing has been completed on time. Then make sure that the title company sends the closing documents to the lender for funding authorization. Also inform all the parties that the loan has been successfully funded.
Complete the audit within 48 hours of funding, following the audit checklist provided by the broker.
